1. 2 Golf Courses designed by Gene Bates, the main New Golf Course is located within the residential community and the Old Course, located outside the community is on the northeast corner of Yamato Rd. and Military Trail.
2. An Addison Mizner-style, 100,000 sq. ft. club house – with a state-of-the-art fitness center and luxurious spa, Social Club, Aquatic Club including an adult and junior pool, and Olympic lap pool, plus 4 dining rooms, lounges and café’s overlooking stunning fairway vistas.
3. A Tennis Center with 23 Har-Tru tennis courts, Café and pro shop.

Capital Contribution Fee: October 1, 2025 – September 2026
There is a One Time, Non – Refundable Capital Contribution Fee – there is no longer an equity or refundable portion, the entire fee is non-refundable. There are 3 options available: (See Annual Dues below)
Sports / Tennis Social Only – Sports, tennis, spa, fitness only, no Golf – $130,000.
New Course Golf – Sports / Tennis plus Golf course at Main Club – $175,000
Old Course Golf – Sports / Tennis plus Golf at Main Club and Old Course – $225,000
MANDATORY MEMBERSHIP CLUB
There are 3 categories of annual dues or membership – all new homeowners are required to purchase at least the Sports / Social Membership. The additional golf memberships are optional. There are only Family memberships available, which includes 2 adults and any unmarried children under 26 living in the home.
Annual Dues: (+7% tax)
Sports / Tennis / Social Membership – Family: $24,887 – includes use of the Main Social, Spa, Aquatic and Tennis and Fitness facilities.
New Course Membership – Family: $27,537 – includes the Social/Tennis membership and main New Club Golf Course plus Old Course May – October.
Old Course Membership – Family: $32,237 – includes the New Golf Course at the main community plus the East Old Course, plus Social, Tennis, Aquatics, Spa and Fitness.
Family Membership: includes up to two adults and any unmarried children under 26 living in the home.
Additional Required Fees:
- Service charge (+7% tax) of $2,400 annual (billed $200.00/ month)
- Renovation Assessment of $2328 annual (billed $194.00 / month). UPDATED This fee includes a prior $64 fee for the renovation of the Pool, Bistro and Spa/Fitness center, the new fee for the club renovation will be $130 for a combined $194 / month. The total will not change once the Bistro assessment is paid off, the total $194.00 will then go to the New Renovation.
- Operational Assessment: #744 Annual (billed at $62/month, through July 2025)
- Annual Capital Equipment: Sports: $2,731, New Course Golf: $4333, Old Course Golf: $7593
- Golf Cart Fee for Club Course/ Old Course golf members: (+7% tax) $1400 /year +$42.50 cart charge per play or Upgrade to Unlimited Usage at $2,750 /year for family and $2400 /year for individual.
Schools
Public school districts include Calusa Elementary, Omni Middle and Spanish River High, plus there are many private schools nearby. Please verify at time of purchase.
Other Fees
Broken Sound Master Association charges a one time $4000 Certificate of Compliance fee to all new purchasers in the community. All Villages charge upfront contributions and /or assessments which vary by Village.
Changes to Fees
Club Membership Fees generally are adjusted at the start of New Fiscal Years on October 1st, but they can change at any time. Please contact me or verify with Club Membership, Master Associations and Village Associations for assessments before writing your contract.
