East Boca Raton, Single Family Waterfront Homes
& Country Club Communities

A major trend for the waterfront homes in these intracoastal communities and ocean front estate properties, is to tear them down and build new construction, which has resulted in the availability of a substantial number of new homes.

Royal Palm Yacht & Country Club is an exclusive waterfront and golf course community of 700 estate homes located on the west side of the intracoastal south of Camino Real and the entrance to the Boca Raton Resort & Club. Homes are available on a choice of waterfront lots that face directly on the intracoastal or on deep water canals, and also on interior lots or with golf course frontage. This community has led the city's trend in home renovations with over 200 properties either updated or new construction. Prices range from $400,000 to $1 million for original homes and $1 million to over $6 million for new construction.

The Sanctuary is another exclusive gated enclave of only 96 single-family waterfront estate residences buffered by a 27 acre natural preserve and bird sanctuary. There are some dry-lot homes in the $800,000 + range, but most are on deep water canals with prices over $5 million.

The Lake Boca Raton area is Boca's waterfront hub, located just north of the Boca Inlet that provides access to the ocean, and leading to the north - south intracoastal waterway.

Harbor Point is an intimate enclave of just 6 luxury homes hugging the east shore of Lake Boca Raton, overlooking it's shimmering waters, with the Boca Hotel and Club and Mizner Grand luxury condominium in the distance. These estate homes range in size from 6,500 to 13,500 sq ft, with sales from $3 million to over $6.5 million.

Por La Mar lies on the north side of the lake. Just 16 exclusive homes line the lake and intracoastal, ranging in size and values from 4,500 to 9,500 sq ft and with sales up to $5 million. The last 2 sales of $4 and 5 million were for homes that were torn down and will now have new estates built on the sites.

Boca Raton's Oceanfront is lined primarily with prime high rise condominiums. The oceanfront of Highland Beach, Delray Beach, Ocean Ridge and Manalapan offer a substantial choice of luxury single family estates. Many of the older homes are being replaced with new homes of 5,000 to 15,000 sq ft, selling from $3 to $10+ million, and are situated on lots of up to an acre or more.

Ocean Place Estates is a small gated enclave of just 11 custom estate homes in south Highland Beach. Homes range in size from 5,800 to 10,000+ sq ft, in 3 and 4 story designs that offer magnificent views of the ocean from just about every room. Current sales range from $4 to $6+ million.

Waterfront communities line both sides of the intracoastal. Most of them offer waterfront homes of direct intracoastal and sheltered deep water canals, and some interior dry lots, such as Golden Harbour, Sun & Surf, Harbour East and Blue Inlet, Lake Rogers, Boca Marina, Bel Marra, Boca Harbour and Boca Bay Colony. Boca Raton Riviera, Left Bank Estates, and The Spanish River Estates offer only direct intracoastal and interior lots.

Most of the communities were developed in the 1960's, except for The Sanctuary and Boca Marina, which were built in the 1980's. Original and updated homes on protected canal-front lots range from $250,000 to approximately $500,000, and to over $1 million for new construction. Direct intracoastal homes range from approximately $1 million for original homes to over $5 million for new construction. Trends in all of these communities are also to renovations and custom designed new construction.
